Building a new home in Tallawong NSW

Tallawong has only existed as a suburb since November 2020, carved mostly out of Schofields with the station corner taken from Rouse Hill. Nearly every house here is new or under way, and the typical one is a double storey on a lot of a few hundred square metres. That shape changes what a build needs watching for. Structure is concentrated in fewer, taller walls, upper floors bring steel posts and beams, and every bathroom upstairs sits over a ceiling. A slab, frame, waterproofing and handover visit covers the points where those risks are buried.

Most Tallawong builds are double storey on lots of a few hundred square metres.

Tall, narrow houses lean harder on bracing walls and tie down bolts.

Upstairs bathrooms and balconies make the waterproofing visit worth adding.

Our August 2026 Tallawong slab check found missing corner bars and termite collars.

Development approvals sit with Blacktown City Council or a private certifier under a complying development certificate.

FAQ

Building a new home in Tallawong NSW: common questions

Which inspections suit a Tallawong double storey?

Slab, frame, waterproofing and handover cover the main risks. Add lock-up if the house is brick or has a lot of steel in the upper floor.

Do builders here use waffle slabs?

Many do, on the clay soils of the area. Waffle pods have to be fixed so beams keep their width, and our Tallawong slab check found loose pods narrowing a beam.

Should I tell my builder I have booked inspections?

Yes, at the start. It is your right under a contract to build, and naming the stages up front makes the dates easier to arrange.
