Springy floors and tight manholes upstairs
What to walk on, and look up at, before you buy a double storey.
In short: Uneven timber floors, a springy bedroom floor and a tight roof manhole in Tallawong.
Walk the upper floor
Timber floors out of level or springy underfoot often mean fixings missed joists or packing was skipped. Both were recorded in one Tallawong home.
The manhole
A roof access opening that is too small makes the roof space hard to inspect and harder to repair. The same house had one below the required clearance.
Sliding door sills
Unfinished sills at sliding doors are easy to miss and let water in at a vulnerable point.
What we cannot see
Concealed framing and the underside of upper floors are outside a visual inspection, so the report notes access limits.
Why it matters to a buyer
None of these items is dramatic, but each points to how carefully the house was finished.
